The Construction Project Life Cycle
Pre-Design
The project is in the formative stage. The Owner, location and valuation have been identified. The Architect has not been selected.
Bidding
The final plans and specs have been completed and are now available. The Owner is taking bids on General Contract, and both due dates and prospective bidders are identified.
Design
The Architect, Structural, Mechanical and Electrical engineers have been selected for the project. Plans are being refined and design decisions are being made in preparation for final planning.
Bid Results
The projects low bidders and their bid amounts are now available.
Construction Documents
The final building plans are being completed and product specs are being written, prior to final approval or completion of contract negotiations.
Start
The general contract has been awarded, and work on the project is about to start. The General Contractors contact information is now available.
Negotiations
The Owners and Architects are now negotiating with General Contractors, if the project is not being competitively bid. Negotiating General Contractors are identified, they will soon contact subcontractors or suppliers.
Construction
Sub awards have been made and work has begun on the project. Successful subs on major trades (plumbing, HVAC, electrical, etc) are announced.
